Before making a decision, always be sure you seek advice from a reliable roofing professional.  Below are a list of things they should consider before advising you one way or the other.

Age of Your Roof

A typical asphalt shingle roof lasts about 15-20 years (I know the warranty is for longer, but the Texas heat and weather will shorten that life span), whereas wood shingles have a longer life and last for about 30-50 years. Tile and slate roofs last even longer; however, individual tiles may need replacement. Consider the age of your roof when you experience leak signs. If your roof has passed its average age, it certainly needs to be replaced. Sometimes, severe weather can play a huge role in the need to replace your roof prematurely.

Condition of Shingles

Damage to your shingles may be the first sign that your roof needs to be replaced. Inspect to learn about the severity of the roof problem. If the shingles are curling, losing granules or missing completely, replace them immediately. There may be instances when your new asphalt roof will lose granules; but this is completely normal and no cause for concern.

Signs of Mold and Rot

Visible patches of rot, mold and excessive moisture are an obvious indication you may need to replace your roof.This condition is most common with wood shingle roofs. If you live in an area that receives a lot of rainfall or remains humid, be cautious of mold and rot.

Damaged Flashing

Flashing is the metal sheeting that is used to keep water from entering the house. Installed around joints, in valleysor around chimneys, this material can get damaged. Thus, if you notice cracked or peeling flashing, address the problem immediately to avoid water seeping inside.

Damp Ceilings

Some warning signs can be spotted without stepping foot outside. If you notice the roof deck sagging in your attic, dark and damp spots on the ceiling, water damage and outside light showing through the roof, know that your roof may need to be replaced or repaired ASAP.

Even though these signs can indicate a roof replacement is needed, it is advised that you schedule a roof inspection by a professional roofers. This will help you in identifying small roof problems before they become difficult to handle.
